What We Offer

Listing creation and optimisation

Good quality photos really are a must to maximise your bookings, we have a team of professional photographers that know what works, and will create staged lifestyle shots to really bring your property to life with high resolution photos, our team will then create listings across the worlds top online travel agencies (OTA’s) like Airbnb, Booking.com, Expedia, HomeAway and many more.

Guest liaison

Its statistically proven that guests choose the host who responds the quickest, via integrations and our dedicated team we are available 24 hours a day, 7 days a week. If you wish to use your own OTA account, we ask that you use a dedicated email we give you so our team can respond as quickly as your enquires come in.

Guest screening

We don’t just let any stranger into your home. We adhere to a strict minimum criteria a potential guest must have, see copy of our guest T&C’s here

Inventory

Sometimes the least expensive things are the most precious, during our initial consultation, we agree what you are happy for guests to use and what you are not and recommend to make sure these precious items are stored away suitably and the guest knows what they are allowed to use.

Check-ins

Any new guest will always be met my one of our staff as we believe in the personal touch, this helps us check they are who they say they are and allows us to show them around the property to avoid any confusion on gaining entry or operating appliances etc.

Insurance

This is an essential part of any business, your property safety is paramount so we provide all relevant and appropriate insurance.

Cleaning

We operate with a team of reputable cleaners located within close proximity to your property, to enable us to provide the cleaning services as rapidly as required, however if you have your own cleaner we are more than happy to use them! (cleaning cost is not covered by management fee)

Linen & Towel Hire

A comfortable night’s sleep makes the difference between a 9 and 10 start review, it is essential you have decent beds and mattresses for any guest. Alongside this we will provide hotel-quality linens (including towels) as standard.(Linen hire cost is not covered by management fee)

Maximise Profits with Dynamic Pricing

Via our intuitive integration our algorithm identifies local events and trends so you don’t have to. This dynamic pricing is key to maximising your returns by adjusting your nightly rate on a daily basis.

Clear and Transparent Fees

Management costs per property is either set or on a sliding scale from 15% to 18% (minimum £300) per month of total monthly booking revenue plus a one off setup/on boarding cost if applicable as follows:-

Inner London – £695.00

Outer London – £895.00

NOTE-All cleaning and linen hire fees will be in addition to the monthly management fee, this is due to the varying prices across the UK, on average you can expect to pay between £15-£20 per hour for cleaners (2-3 hours is sufficient for most properties) plus £10-£20 for a set of towels and set of linen per bed.

Where do you operate?

Due to or network of operators, we cover the whole of the UK, As Delta Accomodation our focus is within central London and the south east quarter of the M25 and beyond extending out to the coast.

Does the property require Wifi?

Yes, wifi is essential to our guests, some even preferring it over heating, we kid you not.

Do I have to provide the furniture?

Not strictly speaking, no, but of course you will need to furnish the property to enable guests to stay, if you have just purchased a new empty property we have partnerships with furniture leasing companies which can kit out a property for around £200 per month (which is tax deductible) 

Can I use some of your services?

In essence, NO, sorry, we pride ourselves on our service and do not offer our services in parts as it can ultimately dilute our brand. We manage the whole process.

Do you have minimum requirements?

Not really, however the longer you make your property available for guests the more cost effective our service is and of course the more consistent bookings you will get, Any less then 2 weeks is probably only just going to cover costs.

How much do you charge?

Management for central London properties – 15% of booking revenue plus one off set up/on boarding cost of £295.00

 

Management for outer London properties – 18% of booking revenue plus one off set up/on boarding cost £250.00

 

All cleaning and linen hire fees will be in addition to the monthly management fee, we do this due to the varying prices across the UK, on average you can expect to pay between £10-15 per hour for cleaners (between 1&2 hours is sufficient for most properties) and also the same for a set of towels and set of linen per bed.

Can I have multiple listings?

Yes of course, we would be happy to manage as many properties as you have.

Do I need to approve a booking?

No, we take care of it all, just sit back, relax and wait for the monies to drop in each month, on our initial consultation we will discuss what type of guests you are happy to allow in your property and this will be duly noted on file.

How many sets of keys do you need?

4 sets are required to be held by ourselves, 1 x set for guests during stay, 1 x set left on site securely in case of emergency/trades, 1 x set also left on site securely for cleaners access, 1 x set spare just incase

Do I have to pay if there are no bookings?

No, our fee is based on a percentage of the revenue collected on your behalf, no revenue means no fee due

Do you pay for the services and utilities?

No, under SA management contracts, all normal property bills are the sole responsibility of the property owner, under a rental agreement we can cover service costs, but you won’t benefit from the increased earnings, see our landlord page for further details.
