Secured Rent - No VOIDS

You will have professional, experienced, reliable tenants, our company will be your tenant, you will receive an agreed rental amount (in some instances this could be higher than market rate) each and every month whether the property is occupied or not.

Long Term Leases up to 10 years

On average we take on properties for 3 years, however we can offer leases from 6 months upto 10 years providing you with long term, reliable income

Minimum Weekly Cleans & Inspections

Due the high expectations of our clients, our operation provides a minimum of weekly cleans, our cleaners are trained to look out and report any issues they believe require attention (something most tenants are fearful of or simply forget and a £10 repair can easily escalate into the thousands so as well as cleaners they are our eyes and ears, and any issues are identified early and rectified almost immediately, with all minor repair costs covered by us.

Minor Repair Costs Covered

Being property professionals ourselves we understand property and due to our experience and still actively investing ourselves we have a network of qualified trades people we work alongside and therefore will not contact you for minor repairs that we can resolve in house.

NOTE: If you have a preferred supplier or like to do the work yourself, either is fine by us.

No Problem Tenants To Manage

NO tenant problems; NO emergency call outs, NO maintenance demands, our company will be the tenant, unlike residential tenants, we are a professional business providing high-quality premium accommodation across the UK and Europe to professional corporate and contracting staff, we understand property and therefore will not contact you for issues that we can easily resolve in house.

FREE Refurbishment And/or Renovation

Included within our contract term, professional tradesmen will carry out a full cosmetic refresh approximately every 12 months to keep the property in tip top condition, generally this includes fresh paint throughout and associated repairs to walls and woodwork.

Guests, NOT tenants = NO EVICTIONS

The tenancy agreement will be with a company, making anyone staying at the properties guests, NOT tenants meaning tenancy regulations under the housing act 1988 do not apply, plus all our clients must sign our strict Terms & Conditions (click here to see copy) before even stepping inside the property, so there is no fear of anyone outstaying their welcome, we can legally ‘kick them out’ if the need ever arose.

Property Kept In Show Home Condition

Due to the high expectations of our clients and our own standards, it’s imperative to our business model to constantly provide premium accommodation for repeat business and as such it’s in our interests to keep your property in show home condition.

Regular Gardening, Window Cleaning & Maintenance

As above, due to the high expectations of our clients and our own standards, it’s imperative to our business model to constantly provide premium accommodation for repeat business and as such it’s in our interests to keep the property in show home condition, and we take care of all aspects of gardening, window cleaning (where possible) and all general minor maintenance.
