Help us to help you, as you already have a working relationship with the property owners/landlords and this may be something new to them we need your help in explaining the benefits to them, we are also more than happy to arrange a meeting with you and the property owners at a location of your choice if it would be more beneficial to gain a better understanding of our service. We also understand a large chunk of your revenue was taken away with the introduction of the tenant fee ban, and as our business model operates via a company agreement, you are therefore still able to charge us a fee, plus as we manage the accommodation we take away a lot of the day to day running from you and you will still get paid your management fee from the landlord, If that wasn’t enough we also offer a referral fee for any future short term lets that you may put our way, couple this with all the of the benefits above to you as an agent and your landlord, a classic win-win-win.

No Minor Repairs to Manage

Being property professionals ourselves we understand property and due to our experience and still actively investing ourselves we have a network of qualified trades people we work alongside and therefore will not contact you for minor repairs that we can resolve in house.

NOTE: If the Landlord or yourselves have a preferred supplier we can also work alongside them.

Due the high expectations of our clients, our operation provides a minimum of weekly cleans, our cleaners are trained to look out and report any issues they believe require attention (something most tenants are fearful of or simply forget and a £10 repair can easily escalate into the £0,000’s) so as well as cleaners they are our eyes and ears,and any issues are identified early and rectified almost immediately, with all minor repair costs covered by us.

Who will be living at the property?

In short, no-one. We work with local businesses and corporate blue chip clients such as NHS, Rolls Royce, British Airways, Churchill Insurance etc to provide alternative accommodation to hotel rooms for their travelling staff and contractors, IT IS NOT their primary or principal place of residence and as such makes them our guests.

EXTRA PROTECTION – As these are shorter term lets, we hold higher deposits than a standard let, giving extra protection for all. Additionally, most companies we work with require accommodation for corporate professionals on a short to medium term
basis, which adds further protection as thy are representing their company. ALL our guests must sign our T&C’s before we allow them access. SEE COPY HERE   

Who will pay the rent?

The contract will be between the Landlord and the company and as such liability for the rent sits with the company named on the agreement and they will be responsible for paying the rent. We understand the importance of client care and the effect late payments can have on landlords, that is why we prioritise and ensure rents are paid on time every month on an agreed date for the duration of the contract period.

Will this make the property a HMO?

No this is not a HMO, we are providing short term accomodation for our clients who are staying with us as guests and therefore this will not be their principle prime residence, so does not fall under HMO regulations.

Is this a form of subletting?

This is not subletting, our company will be the tenant and therefore it is a professional business contract, or commonly known as either Corporate Let or Company Let and does not fall within the meaning of the Housing Act 1988, it would be clearly defined within the conditions of the agreement what the property would be used for and signed in agreement by all involved parties. That said we always recommend that the landlord seeks legal review of the contract and confirms that where applicable any mortgage and/or management companies allow for the said company’s clients to stay as guests. Do you provide the names of tenants who stay in the property?

Yes, the company is the tenant, and as such the agreement will be between the company and the letting agency/Landlord, you/the landlord have no obligations under the Right to Rent Act and as are not required to know the name of our guests as the company is wholly responsible for them and they will not be living there as their permanent residence. They are guests not tenants, we are similar to a hotel. 

Can we still do our regular inspections?

Absolutely. We just need the standard notice of when you will visit so that we can notify our clients.

What if your guests damage the property?

It is very rare that this happens, however, if the property gets damaged by any of the guests during thier stay, the liability for the repairs will sit with the company who is named on the agreement. (LINK HERE to copy of PDF or download example etc))

How does your referral program work?

By developing a business relationship with yourselves, you will benefit from customers asking for short-term accommodation (anything from 2 days to 6+ months) you may otherwise be turning away. Our company provides an alternative to hotels and for everyone referred by yourselves, you will typically get a referral fee of between 5-10% of the 1st booking, then you will be registered as an official partner and you will get between 1-5% for every booking that customer makes thereafter for life.
